Myrtle Beach Custom Home Building Process
How does your process work?
Our process is straightforward: we start with a conversation, then move to design, and finally bring your vision to life through the custom home building process.
How does the pricing work?
We have a comprehensive quoting process that helps us learn more about your needs in detail so that we can quote your project accurately.
How do I obtain financing to build?
We recommend working with local lenders in our area who can provide a construction to permanent loan. If you don’t have a lender we have a few we can recommend.
What geographic location do you build in?
We build along the Grand Strand, from Pawleys Island to the North Carolina border. Most of our projects are centrally located in the Myrtle Beach and Carolina Forest area.
Will you provide references of previous homeowners?
Absolutely, and we hope you will also be willing to provide a great reference after we build your home as well!
Land / Plans for Custom Homes in Myrtle Beach
Do you own lots within the communities you build in?
We do not own lots in the communities we work in; instead, we collaborate with you to find the perfect lot that meets your needs.
Can you help me find and purchase a lot?
We would be more than happy to assist you with finding the right lot. We have a realtor on staff and we want to be involved before any lot is purchased to ensure it can accommodate the type of accessible home you envision.
How long does it take to build a home?
Our typical custom home in Myrtle Beach takes about three months to plan and six months to build. No project is the same so we encourage a consultation call to help provide more specific information for your project.
Is it better to buy a plan online or to design from scratch?
We find that clients who buy plans online typically want to make architectural changes. Because of this, we recommend finding a plan that fits your needs and then customizing it specifically for you. We do not copy any plan found online or from any other designer or architect.
Can I use my own designer or do I have to use yours?
We prefer you to use our design services as we can guarantee the best possible experience. If you are already working with a designer we are still more than happy to work with you.
Can you build with plans I already own?
We sure can. All we need is a letter of release from the designer or architect along with the plans in PDF form and the file.
The Swift Creek Homes Experience
What is your approach to communication throughout the process?
We conduct Friday phone calls with our clients as well as a daily log through our construction software platform. Buildertrend is our construction software of choice and features daily logs and real time updates for selections, scheduling, and change orders, along with photos of your home during the custom home building process.
Can a bonus room be left unfinished?
A bonus room can be left unfinished, but the cost to complete the unfinished space is typically not much more than finishing it from the start. We recommend evaluating the project budget as a complete custom home build project and then make modifications as needed.
Does the total home price include landscaping? What if the plants die within a year?
We provide final grading, irrigation, sod, and landscaping for every home. We encourage our clients to keep a watchful eye on sod and new plantings for the first few months to ensure they are receiving adequate water. We cannot warranty sod or landscaping, but we can ensure the planted material will be in excellent shape at the time of planting.
What is the warranty for a new custom home in Myrtle Beach?
We provide a one-year Builder warranty. If anything breaks, we are ready to replace it with no questions asked. You will also receive an eight-year structural warranty as a courtesy to our clients. We return for a one-year paint and drywall touch-up as well.
